Termite inspection in Currumbin.

Currumbin is two distinct termite contexts. Beachside Currumbin (between the highway and the ocean) has 1960s-90s coastal cottage stock with salt-corroded chemical barriers. Currumbin Valley is acreage bushland-fringe property with multiple outbuildings and high natural Coptotermes density. Both regularly need inspection.

Beachside Currumbin = original chemical barriers long gone.

The beachside Currumbin grid (between the highway and the ocean, plus Currumbin Hill suburbs) is mostly 1960s-90s timber-framed coastal cottages and brick-veneer family homes. Original chemical barriers (1980s permethrin or pre-1995 organochlorine) are now fully expired — permethrin in salt-air-affected soil typically loses efficacy faster than inland. We commonly find these properties have been unprotected for 15+ years.

Salt + UV degrades baiting stations too.

In-ground baiting stations (Sentricon, Exterra) have plastic housings that degrade faster in coastal salt + UV environments. Standard life on the Gold Coast: 8–12 years (vs 15+ inland). On a Currumbin beachside install we use the UV-stabilised premium versions where available and budget for ~10-year replacement cycle.

Currumbin Valley = bushland-interface risk.

Currumbin Valley (south-west of the Gold Coast Highway, running up to the McPherson Range) is rural-residential acreage with native eucalypt and rainforest interface. Natural Coptotermes colony density in the surrounding forest is among the highest in QLD — the species evolved on this country. Coupled with older 1970s-80s farmhouse + multiple-outbuilding building stock, the risk profile is high. Many Valley properties on 6-monthly inspection.

Tugun + Tugun Heights = older townhouse stock.

Just north of Currumbin, Tugun has a high proportion of 1970s-80s townhouse complexes. These were often built with shared sub-floor framing across multiple townhouses — termite damage in one unit can transit into neighbouring units before detection. Body-corporate AS 3660.2 inspection schedules should cover all sub-floor framing across the complex; many older Tugun strata managers don’t arrange this. Worth checking before settling on a Tugun townhouse.
