Required on every new residential build under QDC + AS 3660.1. Reticulation system (chemical pipework in the slab footprint), chemical perimeter at slab edge, or a chemical-impregnated physical barrier — the builder needs this in place for Form 17 / Form 21 certification at handover. We work with most major Gold Coast residential builders.
Post-construction protection options.
Option 1: Chemical reticulation system.
A network of perforated polyethylene pipes installed in the slab footprint and around the building perimeter before the slab pour. Chemical (Termidor SC, Premise 200SC) is injected into the pipework at handover and replenished every 5–10 years.
Cost at build: $1,800–$3,200 for a single-storey 4-bed installation. Reticulation re-charge at the 5-10 year mark: $1,200–$2,500.
Best for: Standard Gold Coast suburban builds. Long-term cost-effective. The most popular Gold Coast new-build option in 2026.
Option 2: Chemical perimeter only.
Trench-and-treat the perimeter only, no reticulation system. Same chemical (Termidor SC, etc.), 8–10 year lifespan, perimeter renewal required at expiry.
Cost: $2,000–$3,500. Best for: Builds where reticulation install wasn’t possible (retrofit situations, slab already poured).
Option 3: Physical termite-resistant barrier.
A continuous physical barrier installed at the slab-edge and around all penetrations (plumbing, electrical, slab-edge waterproofing). The barrier is either: (a) chemically-impregnated film (HomeGuard H2, Kordon TMB) — ~50 year lifespan, no renewal; (b) stainless-steel mesh (Termimesh) — physical barrier with ~50 year lifespan; or (c) crushed graded aggregate (Granitgard) — physical barrier, particle size termites can’t move through.
Cost at build: $4,000–$8,000 for a standard residential. Best for: Premium builds where the owner wants permanent protection with no future chemical renewal — especially canal-estate and bushland-interface high-risk locations.
Option 4: Hybrid (reticulation + baiting).
Reticulation in the slab + perimeter baiting stations. Two-layer protection: chemical barrier in the soil immediately around the slab + bait stations 1–3m further out to intercept colonies before they reach the slab.
Cost: $3,500–$6,500 install + $300–$500/yr monitoring. Best for: High-risk locations (Coombabah, Currumbin Valley, Mudgeeraba bushland-edge, canal-estate waterfront).
Form 17 / Form 21 builder compliance.
Queensland Form 17 (interim certificate) and Form 21 (final certificate) require termite-protection compliance to be documented at hand-over. The builder lodges these with the private building certifier. We provide:
- Treatment specification document (chemical, lifespan, contractor licence)
- Installation photos + dimensions
- Termite Treatment Certificate (filed under the meter box)
- Builder-to-owner handover documentation
- Recommended annual inspection schedule going forward
