Canal-estate / waterfront zone (Sanctuary Cove, Sovereign Islands, Hope Island, Paradise Point, Coombabah, Runaway Bay): elevated water table, year-round sub-floor moisture, large mature gardens with landscape-timber-rich edges. Highest termite risk on the Gold Coast. Many clients on 6-monthly inspection.

Original beachside zone (Mermaid Beach, Burleigh Heads, Palm Beach, Currumbin, Coolangatta, Tugun): 1960s–90s timber-framed cottages with sub-floor crawl spaces. Original chemical barriers (1980s permethrin or pre-1995 organochlorine) long expired. Salt-air accelerates timber decay = perfect Coptotermes conditions.

1990s–2000s family-estate zone (Robina, Helensvale, Pacific Pines, Coomera, Oxenford): slab-on-ground with reticulation chemical-barrier systems installed at build. Reticulation hits end of life around 8–15 years — many of these properties have unprotected barriers right now.

Hinterland zone (Mudgeeraba, Tallai, Tamborine, Worongary, Maudsland): acreage with multiple outbuildings, large gardens with mulched beds, eucalypt forest interface (high natural colony density), often older 1970s-80s building stock with no chemical history. Moderate-to-high risk depending on garden management.

Compliance + insurance — what every Gold Coast home should have on file.

  • Current Termite Treatment Certificate (under meter box) showing chemical or baiting system, install date and expected lifespan.
  • AS 3660.2 annual inspection reports — at minimum the last 3 years.
  • Receipt history showing chemical-barrier renewal schedule or baiting-system annual monitoring.
  • For canal-estate / pre-1995 stock: proof that chemical barrier was renewed at expiry, not just left to lapse.

Why does this matter? Most home insurance policies exclude termite damage entirely. Building inspection insurance only covers you if a current AS 3660 inspection was done within 12 months and the chemical/baiting protection is current. No records = no coverage when damage is found.
