Compare Gold Coast termite quotes without getting stung by exclusions
A fair termite quote names the method, product, treated zones, warranty, access limits and GST-inclusive price. If a quote for a Gold Coast home does not say whether drilling, subfloor inspection, annual monitoring and paperwork are included, you are not comparing the real job. What a written quote should actually say
A compliant termite quote is a decision document, not a sales note. It should tell you what the technician found, what standard the inspection or management approach is based on, what product or system is proposed, where it will be installed and what cannot be inspected or treated. For a pre-purchase job, look for AS 4349.3 timber pest inspection wording. For existing-building termite management, look for AS 3660.2 style inspection and management language. For new work, the system should align with AS 3660.1 and the National Construction Code pathway for termite management.
The quote should also state limitations clearly. On the Gold Coast, common limitations include tiled patios against the slab, canal-home retaining walls, wet subfloors, low clearance, stored goods in garages, air-conditioning slabs, pool plumbing, tight townhouse boundaries and garden beds over the inspection zone. These are not automatically bad signs. They become expensive when the quote pretends they do not exist.
If you are comparing a chemical soil treatment with a baiting system, do not compare the install price alone. A baiting system may have lower disruption and higher annual monitoring cost. A chemical barrier may cost more up front because drilling and trenching are done in one job. What is usually excluded and later charged as a variation
Variations are not automatically dishonest. Termite work happens around hidden building details, and nobody can see through a patio slab before drilling. The issue is whether the possible variations were named before you signed. A good Gold Coast quote should say how these items are handled:
- Extra drilling through thick concrete, stone pavers, tiles or newly laid paths, often $8 to $18 per hole when outside the allowed scope.
- Concrete cutting, tile lifting or reinstatement beyond basic plug installation, often quoted separately because finishes vary widely.
- Subfloor clearing where stored goods, debris or low access stops a proper inspection, commonly $120 to $350 if a return visit is needed.
- Repairing blocked reticulation fill points, commonly $95 to $220 each, or more if paving must be lifted.
- Builder or carpenter repairs to damaged timber. Termite specialists treat and document the issue, but structural repair is normally a separate trade.
- Follow-up monitoring visits after active treatment. A colony treatment can require 2 to 4 checks before the long-term barrier is finalised.
The honest constraint is simple: sometimes the cheaper option is correct. If a house has no active termites, clear slab edges, current protection and only needs a sale report, a $280 to $480 annual inspection may be enough. You do not need to buy a $4,000 barrier just because a neighbour had termites.

Deposit limits and licence checks
For Queensland residential building work, QBCC homeowner guidance sets maximum deposit percentages by contract value: up to 20% for works valued at $3,300 or less, 10% for $3,301 to $19,999, and 5% above $20,000, with narrow exceptions for substantial off-site custom work. Termite inspections are often paid after the inspection or at booking, but there is rarely a good reason to pay a large deposit for a standard $320 to $580 timber pest report.
For termite treatment, ask which licence applies to the actual work. Chemical termite management needs a Queensland pest management licence through Queensland Health. Building-related termite management may also involve a QBCC termite management licence class, especially where the work is part of building work or physical termite management. Ask for the number, check it, and make sure the person doing the work is covered by the business named on the quote.
At sale time, weak paperwork causes real friction. Buyers ask for the treatment date, product, warranty, inspection history and transfer conditions. Insurers and warranty providers also care about whether annual inspections were kept up. A quote that includes clean documentation is worth more than one that leaves you chasing a receipt later.
